			<content:encoded><![CDATA[<p>Sweeping beaches, year-round sun, the best golf courses in Europe.  It&#8217;s no wonder that Portugal&#8217;s Algarve scores highly among overseas  buyers looking for a second home.</p>
<p>The long-established  Central Algarve with its top-hole tourism has overtaken the  over-marketed newcomers in the Silver and Blue Coasts around Lisbon.</p>
<p>Property  in the less-developed western Algarve might have suffered price drops  of 30 per cent, but holiday homes in the so-called Golden Triangle have  lost none of their lustre.</p>

<p>Prices in the tranche of coast between the two high-end golf resorts  of Vale do Lobo and Quinta do Lago, with the town of Almancil at its  apex, remain high.</p>
<p>&#8216;There&#8217;s been little downward movement  because most owners don&#8217;t have to sell,&#8217; says Georgina Richards, of  Knight Frank.</p>
<p>The key to the area&#8217;s success is its track  record. It&#8217;s survived a downturn before and has the right ingredients to  tempt buyers &#8211; beaches that don&#8217;t get overcrowded, a 20-minute transfer  from Faro airport, and first class resorts.</p>
<p>The lifestyle buyers with a long-term plan are buying, while  investors and budget buyers have disappeared. Apartments in Spain are  cheaper than Portugal.</p>
<p>Sales in this part of the Algarve have outperformed the rest of  Europe, says Joanna Leverett of Savills. &#8216;In all our other main markets &#8211;  South of France, the Balearics and Spain &#8211; transactions have slowed  dramatically in the past 18 months, but not here in the Algarve.&#8217;</p>

<p>Furthermore, earlier this year investment consultancy Property Frontiers  claimed that the Portuguese property market was a safer option than  neighbouring Spain.</p>
<p>It stated that currently buyers tended to be adverse from taking risks  and as such were moving from the Spanish market to take advantage of  rising prices and the growing economy.</p>

<p>The Portuguese have generally been more discerning about  over-development than the Spanish – with ever-tightening planning  restraints. Nothing built now in the seaside area is higher than three storeys,  and provision of green space has to be taken into account.</p>
<p>No building can be closer than 500 metres to the sea front. In the  more developed heart of the Algarve, some areas are not a pretty sight –  particularly in Albufeira, with its infamous ’strip’ and all its  fish-and-chip shops.</p>
<p>But even here the focus has changed. The Eden development, planned  for completion in June 2010, is a classier proposition.</p>
<p>Being built by Grupo Duarte on the edge of Albufeira, Eden also has a  hotel tie-in – with Radisson.</p>
<p>The traditionally styled apartments all have large terraces are set amidst ample green spaces, with views over lush landscaped gardens and pools.</p>
<p>The apartments are 94,69 sqm and comprise two bedrooms, a spacious living/dining room area, with direct access to the terrace or balcony. The apartments come fully furnished and equipped with solar powered climate control and integrated communication systems.</p>

			<content:encoded><![CDATA[<p>The  Eden Resort, a 65 million euro  holiday complex being developed by Grupo Duarte is now close to completion.</p>
<p>The complex is expected to be finished  on schedule by June 2010 and is part of an ambitious expansion plan by the group, which  hopes to invest a total of 100 million euros in Lisbon, Costa Vicentina  (on the west coast) and the Algarve.</p>
<p>The new resort, which  occupies a total area of 11 hectares, will have a low building density,  with only 20 per cent of the total area built on.</p>
<p>There will be  four detached villas with private swimming pools, 19 rows of properties  spread out over  108,000sqm of land, with 67 one bedroom apartments, 67  two bedroom apartments, 31 two bedroom townhouses and 29 three bedroom  townhouses.</p>
<p>According to João Duarte, CEO of Grupo Duarte, the  resort “will make a difference as the Algarve has few developments with  low building density and high quality standards at the same time”.</p>
<p>In  his opinion, “this is going to be our visiting card in the residential  sector”, which, he says, is growing strongly among investors from UK,  Ireland, Holland, Germany and Spain.</p>
<p><strong>Eco-friendly</strong></p>
<p>The  company’s concern with quality standards is underlined by its use of  eco-friendly technologies in materials, construction methods,  air-conditioning and heating systems, utilising solar energy, as well as  in the communications systems.</p>
<p>The Eden Resort is located on the  edge of Albufeira and is 30 minutes from Faro Airport by the A22, which  is only five minutes away. This location was chosen because “Albufeira  is the capital of tourism in Portugal and an internationally recognised  brand,” said João Duarte.</p>
<p>Its quiet location and proximity to the  beaches, golf courses and shopping areas is said to complement the  company’s marketing plan, which will see the resort marketed as “Heaven  on Earth” at fairs and exhibitions in the north of Portugal and abroad.</p>
<p>The  resort will have five outdoor swimming pools, one indoor pool with  sauna and Turkish steam bath, security 24 hours a day, a playground for  children, kids club, a park and walking areas, snack bar, games area,  clubhouse, restaurant, panorama bar, supermarket, coffee bar, reception  and lobby.</p>
<p>Prices in the new Eden Resort will range from 199,500  euros for a one bedroom apartment to 975,500 euros for a four bedroom  villa.</p>
